A Phase II Environmental Assessment is a systematic investigation of the character and extent of contamination or potential contamination on a property. After a study of the above and below ground geology of the site and a review of the Phase I Report, a sampling program is designed to discover what contaminants are present and to quantify the extent of the contamination. Sampling can include any of the following: surface samples of soils, water, paints, and construction materials; bulk samples from drums, tanks, and other containers; and subsurface samples of soil and groundwater from borings and monitor wells. Collected samples are analyzed at certified environmental laboratories, and the results used to calculate the level and extent of the contamination. Due to cost considerations, it is important to limit the amount of sampling and analysis to the minimum required to accurately determine the level and extent of the contamination, while ensuring that the results are accurate and representative.
