Environmental Consulting Firm Dealing with Projects Ranging from Assessments to Waste Minimization

McLean Environmental Services is an environmental consulting firm founded on a commitment to long term relationships with satisfied clients. Our mission is to develop these relationships by providing superior environmental services in the United States and Mexico, at highly competitive prices.

McLean Environmental Services (MES) was formed in February of 1997 by Kim William McLean. Key associates have a combined 90 years of environmental experience in projects ranging from assessments to waste minimization.

Mr. McLean has more than 24 years of experience in the fields of environmental consulting and geology. His experience includes fourteen years of conducting, managing, reviewing and marketing Phase I and II environmental and geotechnical services, and associated activities throughout the United States and Mexico. Mr. McLean`s primary career disciplines have included environmental geology, environmental assessments, asbestos assessments and lead paint surveys.

Mr. McLean`s primary focus will be to develop long-term relationships with clients and associates. On a day to day basis, he will provide program oversight, administer the quality management program and customer satisfaction program, and manage selected projects.

MES has relationships with several high quality firms and independent consultants. These Associates provide the depth and resources necessary to provide quality environmental consulting services to complete a broad range of environmental projects and solve complex environmental problems.

Phase I Environmental Site Assessments

A Phase I Environmental Site Assessment is a systematic non-intrusive examination of a property. The property, including all rooms in all buildings, is inspected and documented with the use of drawings and photographs. The history of the property is documented and checked through maps, deed records, aerial photos, histories, archival photos, documents, and records. Federal and state regulatory agency records are reviewed for the presence of hazardous or potentially hazardous materials on or near the property. Finally, people who now or in the past were associated with the property are interviewed to determine past activities at the site. Sampling and chemical testing is not done as part of a Phase I Assessment.

Services Provided:

  • ASTM Standard (ASTM E-1527)
  • Transaction Screen (ASTM E-1528)
  • Customized Assessments

A Phase II Environmental Assessment is a systematic investigation of the character and extent of contamination or potential contamination on a property.  After a study of the above and below ground geology of the site and a review of the Phase I Report, a sampling program is designed to discover what contaminants are present and to quantify the extent of the contamination. Sampling can include any of the following: surface samples of soils, water, paints, and construction materials; bulk samples from drums, tanks, and other containers; and subsurface samples of soil and groundwater from borings and monitor wells. Collected samples are analyzed at certified environmental laboratories, and the results used to calculate the level and extent of the contamination. Due to cost considerations, it is important to limit the amount of sampling and analysis to the minimum required to accurately determine the level and extent of the contamination, while ensuring that the results are accurate and representative.

Services Provided:

  • Groundwater Sampling
  • Lead Surveys
  • Monitor Wells (Placement and Installation)
  • NORM Surveys
  • PCB Surveys
  • Soil Sampling (Surface and Subsurface)

Phase II Site Assessment and Characterization

OSHA regulation require that certain materials found in buildings constructed no later than 1980 be presumed to be Asbestos Containing Material (ACM), unless proven otherwise through laboratory analysis. Additionally, the EPA requires that a comprehensive asbestos survey be preformed on public/commercial buildings, regardless of the date of construction, prior to any renovation, dismantling, or demolition activities which may disturb potential ACM.

If present in occupied buildings, ACM does not necessarily have to be removed. If fact, maintaining asbestos in place is often more cost effective and desirable than removal. If left in place, ACM should be managed in accordance with an Operation and Maintenance plan designed by a licensed Management Planner. MES inspectors are Texas and Louisiana licensed Asbestos Inspectors and Management Planners.

Services provided:

  • Asbestos Surveys
  • Operation and Maintenance Programs

Indoor air quality problems are widespread and becoming a significant problem for property owners and managers. The impacts of poor indoor air quality can vary from mild occupant discomfort to greatly increased absenteeism with associated loss of productivity. Employee lawsuits based on indoor air quality are on the rise.

Modern buildings often rely entirely on mechanical ventilation to remove pollutants and to bring in fresh air. Large increases in energy costs during the 1970`s led to increasingly tight building construction and reduced outside air ventilation. The use of synthetic materials and proliferation of office equipment have also brought a host of potential pollutants into the work place. Considering these factors, it is not surprising that indoor air quality problems have risen dramatically in the 1980`s and 1990`s.

Indoor air quality (IAQ) problems can have a wide variety of causes, but are often related to improperly designed or operated HVAC systems. Many IAQ problems are due to elevated concentrations of common contaminants that, under normal circumstances, would cause no noticeable problems. In certain instances, IAQ problems are due to the migration or concentration of toxic or infectious agents. But under most circumstances, problems do not occur if building ventilation systems are properly designed and operated.

An IAQ survey is a systematic review of a building, its mechanical systems and uses to identify conditions that may lead to the concentration or movement of airborne contaminants and subsequent occupant discomfort or illness. Most IAQ problems can be solved without the need for expensive laboratory tests.

Services provided:

  • Indoor Air Quality Surveys
  • Mold Surveys
  • Mold Remediation Clearance Sampling

A Phase III Environmental Assessment is a systematic design and supervision of the removal of environmental contamination from a site. The removal plan is based on the results of the Phase II assessment, however, sampling and analysis is conducted as the remediation work progresses to confirm the Phase II results. This work is only undertaken with the involvement of local regulatory agencies, and with their agreement on the extent and direction of remediation.

Services Provided:

  • Various Bioremediation Strategies
  • Various Groundwater Remediation Strategies
  • Various Soil Remediation Strategies

Phase III Remediation

An ``environmental audit`` means a voluntary and internal evaluation conducted by or on behalf of an owner or operator of one or more facilities. The facility being audited is usually involved in activity regulated under law, an environmental management system, or of a previously corrected specific instance of noncompliance.

The environmental audit is designed to:

  • Identify historical or current noncompliance;
  • Prevent noncompliance or improve compliance;
  • Identify an environmental hazard or other adverse environmental condition
  • Improve an environmental management system or process.

Services Provided:

  • Gas Station and Dry Cleaner Compliance Audits
  • Industrial Audits
  • Environmental Engineering
